How this differs from every other rate you will see
Rate sites publish what lenders advertise. This is what borrowers paid, recorded under the Home Mortgage Disclosure Act, which requires lenders to report essentially every mortgage application in the country. It cannot be gamed by a promotional rate nobody qualifies for.
The trade is timeliness. HMDA publishes annually, roughly nineteen months in arrears — these are 2024 originations, not today's rates. For a current figure, see the daily credit-tier index. For what actually happened in a state, this is the only free source.
What is counted
Conventional, first-lien, principal-residence home purchases. Refinances, investment property, second liens and government-backed loans are excluded — they price differently, and mixing them would make the comparison between states meaningless. Roughly a quarter of records report no rate (lawfully exempt) and are omitted rather than guessed at.
